We are often asked, how long should my roof last? There is not hard answer to that
question. Roofs degrade at different rates depending on the type of material, the
level of maintenance, the intensity of the sun, the quality of the construction,
and more. The average life expectancy, however, is about 20 years.
To be proactive, you should inspect your roof at least twice yearly to detect problems
before they become too serious. Look for cracked, warped, or missing shingles, loose
seams and deteriorated flashing, excessive surface granules accumulating in the gutters
or downspouts, and other visible signs of roof problems. Indoors, look for cracked
paint, discolored plasterboard, and peeling wallpaper as signs of damaged roof areas.
If you are noticing leaks, staining, or sagging, it may mean that you have a roofing
issue.
